10 Reasons to Pick the Right Painting Contractor

  • THE FINAL FINISHED LOOK. Why spend tens of thousands purchasing or building a home only to not budget in what will give your home that final finished look. How do want those pricy Wooden Windows, Crown or Trim to appear when all is said and done. It takes skill to prep and paint these types of surfaces. Will there be Hi-hold out primer applied to slick wall or skip trowel texture to prevent flashing and better enable Touch Up? Will these types of surfaces be Rolled or sprayed and back rolled to provide appropriate finish & touch up? In most cases, Painting is not just painting!
  • PEACE OF MIND & WARRANTY. Is your Painting Contractor Registered with the State and does he or she have a Certificate of Good Standing on file. (A State Law as of Oct. 2007). Does your Denver Painter have a full line of Workers Comp. and Liability Insurance. Have you verified or called the agent to ensure it is an active policy. Does the Contractor have his people sign waivers of Worker Comp behind the scenes to keep rates down and not really cover your project?   • EXPERIENCE & QUALITY OF PEOPLE. How effectively can the chosen or considered Contractor perform the tasks at hand. Allot of Finishes require certain level of expertise to produce a positive end result. i.e. wooden windows, stain & finish of trim, hand rail systems. Will the Right Products be specified for a particular substrate? Bottom line, does it feel right technically? What is the Tenure of the Crew that will be on your Job?
  • CREDENTIALS. Can the Contractor your considering show you a proven Track Record? Does he have Job Surveys that indicate consistently how his or her customer base feels about their work in years gone by and most importantly within the last 6 months. You want to make sure they are still doing good work. Have they been recognized at all for their track record?
  • PROFESSIONAL AFFLIATIONS. Is the Contractor you are considering a member of some Industry related organization such as the PDCA (Painter Decorator Contractor of America) and is his or her Work backed up by some Consumer advocated organization such as the BBB. Generally a quality contractor who is a student of their Industry will provide you with a better and happier service and end result. What is their track record with the BBB, Angie’s List or Tom Martino?
  • ATTENTION TO DETAIL. Has your considered Painting Company provided you with a detailed estimate profiling for you the type of prep and finishes that will be used. Have they indicated clearly how flooring, cabinets, light fixtures, ceiling fans and even furniture will be protected. The same goes for protecting outside surfaces such as Brick, Stone, Stucco, Decks, Windows, Roof Lines and Windows. The attention to detail that one provides to you with the proposal will be some indication as to the attention to detail you will receive with the Job.
  • THE RIGHT PRODUCTS. Are the products being quoted you the right products and are they of a quality consistent with your expectations of finish and life. A Lower Grade Paint, especially if diluted can significantly shorten mid-term and long term life and finish. Did you know most oil base paints yellow in the absence of light or that some fast dry oil products or lacquers applied to windows especially will fracture and crack in the short term. Did you know that Exterior Acrylic Primers do not have good penetration to raw wood or that most acrylic caulks will crack outside within a year? Wrong or Low Quality products can affect the price of a bid!
  • A FAIR PRICE. If you focus on a low number instead of the right number you may be setting yourself up for a bad experience. Does your considered contractor use established methods, time standards or sq. ft. pricing to ascertain your proposal. If not, it is very easy to underestimate, pay brokered painters what ever wage to complete a job or have an under skilled estimator just make a mistake. Are you comfortable that someone you are considering is that wrong with their estimate when comparing a high bid to a low bid? In other wards can the Lower priced Contractor realistically complete the task in that much less time? Under paid painters or rushed painters usually produce questionable or un-happy end results. Do You Recognize the 9 Warning Signs of Aging Exterior Paint in Colorado?


How long has it been since you last painted the exterior of your home? Spring is the perfect time to spruce up the exterior of your house and take care of some of the most common problems we, as painters, see when visiting customers’ homes. There are many conditions to a property that would indicate that it is time to consider a re-paint. These are some of the principal signs you might see that would assist you to making that decision.

#1 Mildew
Very often mildew will set in on a North or East side of a house or on a deck. This is caused by moisture not evaporating therefore creating mildew. Mildew is dark black or has gray spots and paint will not adhere properly to it. It first must be removed with 50/50 mix of bleach and water thru a garden sprayer and then power washed. The bleach and water kills the mildew on contact. This condition is common after a particularly wet winter or a wet summer.

#2 Warped Siding
The condition of Warping to siding is common for south and west exposures. This is caused from moisture content accumulating in the boards naturally and the sun baking the siding causing a warping effect. This cannot be nailed or screwed down to flatten out these areas. This just causes additional damage and warping. Very often this condition can be arrested by proper application of paint to the bottom edge or lip of the siding board. This condition is even commonly seen with James Hardy concrete board siding as well, especially at higher altitudes. The only way to cosmetically improve the look of warped siding is to replace it. Otherwise, proper prep and quality Paint will suffice.

#3 Swollen Siding
Most often to North and sometimes East exposures to homes you will see siding swell and delaminate as these elevations accumulate moisture, ice dam and just generally have issues with water not evaporating naturally. This causes more swelling; nail pop and dry rot in general. As moisture wicks up into the siding it will swell, warp and delaminate. Proper scraping, primer and paint to these areas is key to avoiding further damage and having to replace the siding. Once the siding splits badly to the middle, you will have no choice but to replace the siding as a split cannot be effectively caulked. The freeze, thaw cycles will just cause the caulk to twist, turn, become unsightly and again expose this area to more moisture.

#4 Nail Pop
Nail pop is caused from moisture getting behind a countersunk nail and the freeze; thaw cycles causing the nail to eventually protrude out from the house. This is why appreciably countersunk nails greater than a ¼” need to be caulked in. In addition, nails that are re-set and there is nothing for the nail to re-set into need to be pulled and the hole should be caulked. You should never over caulk Nail Heads however as they will flash thru the paint and cause an unsightly final finished product. We would advise to never be talked into caulking all of the nail heads on your home or intentionally counter sinking the nails.

#5 Wax Bleed
Wax Bleed is a condition of which arises when the sun bakes on Masonite or press board type siding where the paint has weathered away, leaving just color or pigmentation to the face of the board and the wax content on the board is drawn to the surface. This is most common to the West and Southern exposures but can be seen on the East depending on the intensity of morning sun. It will most often have the appearance of oil or look greasy to the Siding. Dirt and dust will stick to it and it will be spotty and unsightly. If unattended, it will only get worse. While caused from weathering, this condition is not fading. It must be cleaned/power washed and encapsulated with an “oil base” primer. Once primed, the surface is now in proper condition to have the finish paint applied. If wax bleed is left unattended or not primed when the house is painted, the paint will not adhere properly and will fail. It’s like painting wax paper; paint naturally does not want to stick to wax.

#6 Dry Rot
This condition arises to often unimpeded infiltration of water to a Board where moisture is trapped and causes a fungus to set in, cultivate and grow side to side or behind the affected area. It must be removed or it could cause substantial structural damage. You can often just push your finger right thru this type of damage and just patching over or caulking in dry rot will only cause further damage and do so in an accelerated way. This is why a good quality elastomeric caulk should always be used to open voids that will flex with temperatures and keep moisture out of points of entry to surfaces to be painted.

#7 Chalking Paint
This is again most common on the West and South facing elevations of your property. Your layer of protection or the paint again has weathered away and you can just run your hand across the surface and the pigment or color will simply wipe off and remain on your hand.

#8 Fading Paint
The UV in Colorado is severe and will damage most any color over time. All elevations to a property will fade differently making touching up after even a year or so nearly impossible. All Surfaces including metal or vinyl siding, stucco and Hardi-board surfaces will be need to be re-painted at some point because of this naturally occurring condition.

#9 Cracking & Staining Stucco
Cracks to stucco must be bridged with a quality elastomeric coating that will expand and contract over this surface. Once the crack opens up to the point where it cannot be bridged then it must be re-finished with stucco aggregate corner to corner and this can be very costly. A good quality elastomeric coating will also resist further staining from pollution and run-off that if so common with stucco. Standard exterior acrylic paints do not bridge cracks to stucco!

In our Colorado climate, homes need to be re-painted or experience significant fading every 5-7 years. Don’t buy into long warranty programs. You will be disappointed. Your painting contractor should take the time to talk to you about your house’s real needs. Hopefully this article has educated you and next time you speak to a painting contractor you’ll have the upper hand on negotiation! Most often, the lower priced bids will lack details and will most often not address what we just discussed above significantly impacting the life of the project and your return on investment. If You Live in Colorado, You Need to Know the Pros and Cons of Exterior Paint

Living in Colorado can be both a blessing and a curse, in other words, there is good news and there is bad news – which would you like to read about first? Coloradoans enjoy some of the most spectacular outdoor scenery in the country and we live nearly a mile higher than our friends and families back east. The sun shines bright nearly 300 days of the year and we have warm summers, mild springs and falls, and snowy winters with great skiing, hiking, camping, and outdoor recreation of all types. What is the bad news? This very same sun – with its intense UV-rays, and the extreme climate variety that affords us so many recreational opportunities – can also be bad for us and they can wreck havoc on our bodies – and our homes.
Sunscreen and sun block can help prevent the damage to our skin from the effects of the sun, but what about the skin on our homes and dwellings? What is the good news and what is the bad news about paint and stain? How long do they protect the exterior surfaces (the skin) of our homes? We’re talking about one of our key investment items here – so which is better for our walls, decks and fences, paint or stain? What about warranties? Are they any good? How long should an exterior paint job last in Colorado? The list of questions can be endless, but there are some answers and some practical expectations for homeowners and those considering the wide range of choices for home protection.
There are several factors that impact how long a paint or stain coating lasts on an exterior surface, be it the walls of a house, a deck, or a fence. Here are some of the major factors to consider:
1 – The quality of the paint, stain, and preparation products. Obviously, the popular saying is true, that “You tend to get what you pay for”. In other words, the higher the quality of the paint or stain, and the better the quality of the caulks and primers used, the longer the treatment will last. There is a limit though, because the sun and weather variation is always going to be very intense and very real.
2 – The application of the right quality primer and caulk is important and will extend the life of the outside coating of paint or stain.
3 – Not diluting the paint, and not using lower quality paint to begin with, will definitely improve the life expectancy of a surface coating.
4 – Applying the wrong type of product on a particular surface is clearly the wrong thing to do and it will impact the quality of appearance and reduce the duration time until it will need to be treated again. For example, in Colorado there are a lot of homes built with cedar siding, and whereas cedar wood is beautiful, paint is not the best product to be used on it. Cedar is very porous and paint is not really a good penetrator of wood. Stain is the best product to use on cedar because of its natural penetrating and sealing properties, but if paint is going to be used, then a good primer is necessary first. This will keep the paint from peeling away from the cedar, and it will ensure a longer life between protection applications.
5 – The altitude of a home and the extreme weather variations, as previously mentioned, are going to be hard on wood surfaces and will require careful attention to the products used and the frequency of re-applications. Southern and western surface exposures will fade and warp faster than other orientations, while northern exposure introduces swelling and moisture accumulation. The accumulation of snow around the lower sections of a house can increase the damage to wood surfaces of siding, decks and fences, and in many cases yearly or bi-yearly maintenance will be required. Horizontal surfaces, like deck tops, are particularly vulnerable to the affects of the sun and moisture from snow or rain.
6 – Temperature variation is a given in Colorado, and the greater the range of variation – based on where a home is located – the more it will impact the lifespan of the caulk, paint and stain used and their ability to protect and last.
7 – The quality of the original application of the paint or stain will impact its durability and effectiveness. Using a reputable painting company is one way the consumer can increase the expectations for durability of the surface protection. Good companies use good people and quality of work should be a discriminating choice.
So – if the good news is that Colorado is a beautiful place to live and the bad news is that the sun and weather can be hard on a house’s exterior, what does a homeowner need to know about paint and stain warranties?
First – the homeowner should know from the beginning that a paint or stain job is not going to last forever, in fact, no matter how good the quality of the product is, and no matter how professional the painting company is that applies the product, the average lifespan of a surface coating in Colorado is around three to four years. The surface coatings of a brand new home will last longer, sometimes up to eight or nine years, because the exterior surfaces will not have experienced the years of expansion and contraction that an older home will have. Pollution, UV-exposure, and climate exposure are also prime factors affecting older homes.
A quality painting company will extend a warranty for their work based on the product used and the condition of the surfaces treated. There are some companies who are in the business for the short-haul and might offer longer warranties, knowing that they aren’t going to be around when the product deteriorates and they won’t have to worry about servicing the warranty. The lesson here is to find out all you can about your painting contractor. How long have they been in business? Do they have references? Have they worked in your neighborhood before and can they show you examples of homes they have painted? Do they use quality products like Sherwin-Williams, Kwal Paint, and Benjamin-Moore?
The idea behind a warranty is to protect your investment and provide the means to ensure the correction of a problem within a reasonable amount of time, considering how long a product or service should last in the environment the home is situated in. Colorado is a beautiful place to live in and enjoy, but the extremes should be considered when making a decision on painting or staining your home. As with most other things in life, “There is good news and there is bad news”.
